Your new home is built in a factory under very accurate processes using fixed jigs and techniques that produce a very true box. Your home plans from Southern New England will include a foundation plan which will provide your contractor all required dimensions to create a foundation that will fit your home. If your building in a high wind zone the plan will include code requirements which must be included to satisfy your building department. Using these plans and your site plan your concrete contractor will install footings (First photo to the left above) which are the base for the project. The footings although buried and never to be seen must be square and level thus ensuring a square and level wall! If the footings are off the whole foundation will be off. The footing is generally 10" x 20" concrete box which sit directly on the soil (or crushed stone if you are in a wet location) The footing includes a key way which provides a anchor to hold the wall in place. The panels are then set (Middle photo above) and the walls are poured. If your lot is sloping you site plan may call for a "walkout basement" (Shown in middle photo below) here the concrete wall is stepped down and replaced with wood framing. The advantage of a walk out is it does allow for full size windows, a door or slider for access in place of the standard bilco hatchway. Once your home has been set the concrete contractor will complete the foundation by adding the basement floor- a 4" thick slab. Note the center photo below shows the waterproofing spray which is added prior to footing drains and backfilling. This durable spray helps reduce moisture from the ground penetrating the concrete walls.
